The Company

The Position

As Paragon Living expands its presence in Winnipeg, we are seeking dedicated and reliable On-Site Resident Managers to oversee the daily operations of our properties across multiple communities. The ideal candidate will manage all aspects of property operations, including leasing, resident relations, rent collections, maintenance coordination, and common area upkeep. The Resident Manager will ensure their property is well-maintained, operates efficiently, and fosters resident satisfaction.

Responsibilities

Tenant Relations

  • Serve as the primary point of contact for tenant inquiries, complaints, and requests across one or more buildings.
  • Respond promptly to emails, phone calls, and in-person interactions, and document all communications for future reference.
  • Foster positive resident relationships to promote a sense of community and resident satisfaction including communications regarding upcoming events, policy changes, and community updates.
  • Enforce lease terms and community rules in partnership with the head office administration and management team, addressing violations and resolving disputes as necessary.

Leasing and Occupancy:

  • Handle all aspects of the leasing process, including showing units, processing applications, and preparing lease agreements.
  • Conduct thorough tenant screenings and provide updates to our prospects as required.
  • Distribute leases and renewals to residents and follow up regularly up to due date.
  • Maintain updated records of occupancy rates and manage waiting lists for multiple buildings.

Rent Collections:

  • Collect monthly rent payments and ensure timely deposits.
  • Issue late notices and coordinate with tenants on payment arrangements in collaboration with the head office administration and management team.
  • Prepare and maintain accurate records of all financial transactions in partnership with the head office administration and management team.

Maintenance Coordination:

  • Schedule and oversee routine warranty and maintenance items of the property in collaboration with head office team, contractors and service providers.
  • Conduct regular inspections to ensure the property is in good condition.
  • Track and ensure prompt resolution of maintenance requests through Yardi/RentCafe.


Cleaning and Upkeep of Common Areas:

  • Clean and maintain common areas, including lobbies, hallways, stairwells, laundry rooms, and outdoor spaces across one or more buildings.
  • Ensure that trash and recycling areas are clean and orderly.
  • Regularly inspect and maintain the cleanliness of the buildings’ exterior and grounds.
  • Perform in-unit cleaning at the time of unit turnovers, as required.
  • Perform or coordinate in unit repairs at the time of unit turnover, as required.
  • Ensure that the common areas are always presentable and welcoming to residents and visitors.
  • Address any safety hazards or maintenance issues in common areas immediately.


Qualifications:

  • High school diploma or equivalent required
  • Minimum of 2 years of experience in property management, leasing, or a related field.
  • Strong organizational and multitasking skills.
  • Excellent communication and interpersonal skills.
  • Strong computer and technology skills including all MS Office applications, iPhone, Android, and AI technologies
  • Familiarity with Property Management software (e.g., Yardi and RentCafe) experience is an asset.
  • Experience in maintenance related tasks with the ability to complete minor repairs.
  • Ability to perform light maintenance and cleaning tasks.
  • Knowledge of the Manitoba Residential Tenancies Act.
  • Reliable and self-motivated with a strong sense of responsibility.
  • Detail-oriented with a commitment to maintaining high standards.
  • Professional appearance and demeanor.
  • Must have a clear criminal record check and be able to provide it upon request as part of the interview process.
  • Flexibility to work non-traditional hours as needed, including evenings, weekends and holidays.


Working Conditions:

  • On-Site Residence:
    • The Resident Manager is required to live on-site in one of the properties, as determined by management.
    • Availability to respond to emergencies outside of regular working hours.
    • Access to own vehicle / reliable transportation preferred.
  • Physical Demands:
    • Ability to lift and carry up to 25 pounds.
    • Frequent standing, walking, bending, and reaching.

Work Hours:

Monday to Friday, 8:30 AM – 4:30 PM

Must have legal authorization to work in Canada.
